For years, estate agencies measured performance through activity.
How many valuations were booked. How many follow-up calls were made. How many proposals were sent.
But modern homeowner behaviour has changed.
Most instruction decisions are no longer made during the valuation appointment itself. They happen afterwards — when homeowners revisit proposals, compare agents, review fees and discuss options with family members.
That creates a major challenge for agencies.
Most still have very little visibility into what happens between the valuation and the instruction decision. They know a proposal was sent. But they do not know whether it genuinely influenced the homeowner. That is where behavioural intelligence is becoming increasingly important.
The Signals Homeowners Leave Behind
Acaboom recently analysed approximately 109,000 market appraisals across its client base to better understand how homeowner engagement influences instruction outcomes.
The findings were clear:
• 0 proposal views: 12.6% win rate• 1 view: 14.4%• 2 views: 18.3%• 3+ views: 27.2%
The biggest insight was simple:
The strongest driver of conversion was not whether content had been sent. It was whether homeowners actively engaged with it — and returned to it multiple times.
Behaviour Reveals Intent
One of the strongest indicators of intent was repeat engagement.
The analysis showed:
• Single proposal view: 14.4% win rate• Multiple views on the same day: 24.3%• Multiple views across different days: 23.7%
Homeowners reopening proposals several times are rarely doing so casually. They are comparing agents, reconsidering fees, reviewing strategy and moving closer to a decision.
That changes how follow-up should work.
Instead of treating every valuation equally, agencies can begin prioritising opportunities based on real behavioural signals.
The Importance of Pre-Appointment Engagement
The data also highlighted the growing importance of the pre-appointment journey.Modern homeowners often begin forming opinions before the valuer even arrives. They research agencies, review websites and compare propositions in advance.
The analysis showed that pre-appointment engagement increased win rates from 18.6% to 21.6%, while cancellation rates reduced from 9.15% to 6.08%.
That reduction matters commercially.
Fewer cancellations improve productivity, forecasting and overall valuation efficiency.
More importantly, better-engaged homeowners arrive more informed and more committed to the process itself.
Why Behavioural Visibility Matters
Most estate agencies still operate with limited visibility into homeowner intent.
Follow-up is often based on habit, generic timelines or assumption rather than real engagement behaviour.
Behavioural visibility changes that.
A homeowner reopening a proposal three times in one evening represents a very different opportunity from a homeowner who has shown no engagement for several days.
Without behavioural insight, those opportunities appear identical. With it, agents can prioritise warmer prospects, improve timing and focus effort where it is most likely to convert.
The Industry Is Becoming More Behaviour-Led
Across the property industry, behavioural intelligence, AI-assisted workflows and engagement analysis are becoming increasingly important.
The future is not about replacing estate agents.
It is about giving them better visibility into homeowner intent.
The agencies that understand engagement behaviour earliest — and act on it most effectively — will place themselves in the strongest position to win instructions.
That is why behavioural visibility is becoming such an important part of the modern valuation journey.
