How to use facts to overcome property overvaluation

Property overvaluation is a huge problem, and when it happens from a competing agent, it can be tricky to navigate. But the solution isn’t guesswork. It’s facts.

By presenting sold data, clear visuals, and recent market activity, you can demonstrate what similar homes actually complete at. This approach helps you build trust, set realistic expectations, and win more instructions.

Use sold data to show market reality and overcome property overvaluation

Valuers often fall into the trap of quoting portal asking prices. But what really matters is what properties actually sell for—and that’s where sold data comes in.

To understand more about pricing trends and accuracy, see the latest House Price Index from Rightmove.

Start by showing a Market Activity slide that goes beyond asking prices. Highlight:

  • Completed sale prices in the area
  • Number of sales for the same property type
  • Average sale prices by type (e.g. all local detached homes average £245,000)

This lets you clearly show: “Yes, there are 3-bed detached homes listed at £280,000—but they’re completing at £245,000.”

Use comparable examples with photos and floorplans

Overcoming overvaluation isn’t just about stats. It’s about stories—and your Sold Property slide tells them.

  • Comparable homes with photos
  • Floor plans showing layout and size
  • Visual walkthroughs of condition and key selling points

This helps you compare “like with like,” not just generically (“3-bed in the area”) but specifically: Was there a conservatory? A modern kitchen? A larger plot?

If one nearby home sold for more, you can pinpoint the reasons—and show them.

How to present this to the client

Come prepared. Say:

“Before I came out today, I researched your property type in this area over the last 12 months. I looked at what’s listed—but more importantly, what’s actually completed. Let me show you.”

If another agent has suggested a higher figure, don’t dismiss them. Just guide the seller with facts:

“That price would be fantastic, and we’d love to achieve it. But here’s what homes like yours are actually selling for, so you can make a confident, informed decision.”

Remember: Property overvaluation (and pointing it out) is not about saying the other agent is wrong. It’s about showing that you are right.
